Abstract

Housing is one of the three basic needs of man and it is the most important for the physical survival of man after the provision of food. It has a profound influence on the health, efficiency, social behaviour, satisfaction and general welfare of the people. Housing inadequacy in Nigeria's rapidly growing urban centres is manifested in qualitative and quantitative terms. Government's efforts over the years at mass delivery of houses have failed to achieve the desired result, hence the collaboration between the public and private sector to bridge the wide housing gap. Against this backdrop, this paper focuses on Analysis of the National Housing Policy and Private Sector Participation in Housing Development in Kogi State, Nigeria (2012-2022). To achieve the objective of this paper, data were gathered from both primary and secondary sources. The primary data were collected using structured questionnaire administered on the resident households, representatives of the government agencies and private developers respectively. The findings reveal the extent of gap bridged between housing demand and the private sector in housing development, adequacy and affordability of houses in Kogi State. The research concludes that housing policies integration and the demonstrated quality of institutions managing the private sector participation account for the distinct and different outcomes of housing development delivery in the state. Therefore, the researchers recommend among others that the success of private sector partnership in housing development depends on the existence of a favourable socio-economic environment and an effective institutional and regulatory framework.
